For buyers · New construction

Buying new construction in DFW? Bring your own broker.

The builder's on-site agent represents the builder. I represent you — comparing communities, reading the fine print, and negotiating incentives so you buy right. And in most new-home purchases the builder offers to cover your buyer-agent's commission, so having me in your corner can cost you nothing out of pocket. I'll confirm it community by community.

Celina, Prosper, McKinney, Forney, Mansfield, Melissa and more — from quick move-in homes to to-be-built. Not sure where to start? That's what I'm for.

1

Tell me what you want

Area, budget, must-haves, and timeline. I match you to communities that actually fit — quick move-in inventory or a to-be-built you customize.

2

I represent you, not the builder

The on-site sales agent works for the builder. I work for you — reviewing the contract, incentives, lot premiums, upgrades, and financing so you don't leave money on the table.

3

We tour and negotiate

I coordinate showings, compare builder incentives against each other, and push for rate buydowns, closing-cost credits, and upgrade allowances on your behalf.

4

Through to closing

Inspections on new construction (yes, you still want them), walk-throughs, and a clean close — with the same broker start to finish.

Free buyer representation

Get matched to the right new-home community.

Tell me your area, budget, and timeline. I'll send a shortlist of communities and current incentives that fit — and set up representation so I'm negotiating for you before you ever sign a builder contract.

Prefer to talk? Call or text 817-756-9642. To represent you on a purchase we'll put a written buyer-representation agreement in place first — I'll walk you through it. Your info stays with James — never sold.
