Title premium uses the official Texas Department of Insurance promulgated rate effective March 1, 2026 (basic premium = (sales price − $100,000) × 0.00494 + $780 for prices $100k–$1M), which is identical at every Texas title company. Area & boundary (survey deletion) coverage is estimated at 5% of that premium and is negotiable between buyer and seller under TREC Paragraph 6A. Escrow, attorney doc-prep, recording, and tax-certificate fees Recording fees use the Texas statutory per-page rate ($25 first page + $4 each additional) on a 4-page deed and 2-page release. The escrow fee, attorney doc-prep, and tax certificate are Independence Title's actual Dallas/Fort Worth figures (verified from their calculator); confirm them for transactions in other metros or title companies. Tax proration is calculated on actual days (Jan 1 → closing date) using the annual figure entered.
